Our Story

A Sanctuary One Hour From Washington, D.C.

Located in Bealeton in southern Fauquier County, Virginia, Great Marsh Estate was envisioned as a private retreat where classical Georgian architecture meets the serene pastoral landscapes of the Virginia Piedmont.

When restoring the estate, our goal was simple: solve the common compromises of historic venue hosting. We recognized that couples loved the historic gravitas of Virginia mansions, but were frustrated by fragmented dining rooms, cramped bridal suites, lack of groom accommodations, and the exorbitant costs of renting outdoor catering kitchens.

By carefully modernizing the vaulted 1800s stone stables with central climate control, crafting dual full-floor prep suites in the manor house, and installing a dedicated on-site commercial culinary kitchen operated exclusively by Serendipity Catering, we created a rare venue that honors historic character without any operational compromises.

Do you host more than one wedding on the same day?

Never. We enforce a strict 1 wedding per day policy across our entire 420-acre estate. You, your families, and your wedding party have complete, uninterrupted exclusivity for your celebration.

Can all 200 guests be seated in one room for dinner?

Yes! The Historic Stables features unified banquet seating for up to 200 guests with ample space for a dance floor and full band setup. No divided parlors, no separated families.

How does on-site catering work with Serendipity Catering?

Serendipity Catering operates out of our permanent on-site commercial kitchen directly behind the Historic Stables. Entrées are cooked à la minute, eliminating mobile food trucks or field tents. All china, flatware, and barware are included.

How far is Great Marsh Estate from Washington D.C.?

The estate is approximately 50 miles southwest of downtown Washington, D.C. (roughly a one-hour drive via I-66 and Route 28/29) and convenient to Dulles International Airport (IAD) and Reagan National (DCA).
